At the start of each new semester, many new students from Germany and all over the world will come to Saarbrücken. For students who cannot find a room in the dormitories of the Studierendenwerk Saarland, there are other options for finding accommodation:

1. private halls of residence that are not managed by Studierendenwerk Saarland:

There are various halls of residence in Saarbrücken that are not run by the Studierendenwerk. These halls of residence mostly offer furnished single apartments, double apartments and rooms. You must apply directly to the providers:

2. searching for a room on the private market

A wide variety of accommodation can also be found on the private market at the beginning of each semester. In addition to individual apartments and large apartments, there are also so-called “shared apartments”. These are shared flats in which each student rents a single room and shares the kitchen and bathroom with other students. The offers can be furnished or unfurnished. These offers can be found on the Internet, in the regional newspapers and on the notice boards at the universities and in the canteens.

3. housing office, accommodation emergency program

In the period from 01.09.2024 to 15.11.2024, the Housing Office will be available to help international students of Saarland University and htw saar to find accommodation in and around Saarbrücken. Students who need help can contact the Housing Office from 15.08.2024 via the email address housing(at)stw-saarland.de or register directly here using the form.

The “General Terms and Conditions of Tenancy”, the “HORUS Regulations” and the “House Rules of the Halls of Residence” are part of the tenancy agreement and are handed over when the tenancy agreement is concluded.

Eligibility
Students of Saarland University, Saarland University of Applied Sciences, Saarland University of Fine Arts and Saarland University of Music are eligible to live in the dormitories of the Studierendenwerk des Saarlandes.

In particular, students are not entitled to housing

  • who are also doctoral candidates, assistants, trainee lawyers, trainees or similar,
  • who are predominantly employed,
  • who have already passed a professionally qualifying examination at a university (except Bachelor’s degree),
  • who are enrolled as second or guest students at the university.

If the available number of places in halls of residence has not been fully let to those entitled under point 1.1, free places in halls of residence may be let to other persons for a limited period of one semester. This letting must not restrict the needs of the eligible residents.

Moving out
Please arrange an appointment with the janitor in good time to return the accommodation unit (approx. 4 weeks before moving out). The room must be properly cleaned (damp) before handover. The condition will be recorded.

Disabled students
There are apartments in Halls of Residence C, E and Guckelsberg that are specially tailored to the needs of disabled students.

Apply on our homepage under Online application. Send us a curriculum vitae together with a photograph. Your certificate of enrollment must be available for signing the tenancy agreement.

Double apartment
Accommodation unit for two people, two rooms with shared shower, WC and mini-kitchen.

Single room
Accommodation unit for one person, room with washbasin, showers and WC facilities as well as shared kitchen on the floor.

Single apartment
Accommodation unit for one person, room with private shower, WC and mini-kitchen. There are apartments in halls of residence E and Guckelsberg that are specially tailored to the needs of disabled students.

Residents’ Registration Office
You should register with the Residents’ Registration Office no later than one week after moving in.

Moving in
Arrange a move-in date in advance with the janitor responsible. Bring your tenancy agreement and your university card with you to the appointment. You will then receive the keys and take over the rented property including furniture. The move-in will be recorded in writing.

Common rooms
The common rooms (kitchens, bathrooms, TV rooms, etc.), washing machines and similar facilities are exclusively available to the residents of the hall of residence.

Total rent
The total rent is made up of: Basic rent and flat-rate operating costs. The lump sums include costs that cannot be billed individually. Examples include waste disposal, janitor costs, elevator costs, heating costs, cleaning costs, property tax and insurance. Consumption-based operating costs, e.g. electricity, heating, hot water, etc., are also included in the flat-rate operating costs.

Janitor
A janitor is employed in all halls of residence. The daily office hours are posted at the janitor’s office. The janitor is responsible for moving in and out. You can also report complaints or damage here.

House rules
House rules will be given to you when you sign the tenancy agreement.

Residence self-administration
Each residence has a residence self-administration elected by the residents. This usually consists of the residence president, the tutor, the treasurer and the corridor spokespersons.

Internet
Every resident has direct access to the Internet via Saarland University’s IT Service Center.

Deposit
A deposit of 3 net monthly rents must be paid upon conclusion of the tenancy agreement. This deposit will be returned to you without interest at the end of the tenancy, provided no damage is found in the room.

Painting work
All painting work is carried out by the Studierendenwerk. It is calculated in the rent that your room/apartment will be repainted every four years.

Furnishings
All single rooms and apartments are furnished. Apartments are also available partially furnished. Furnishings may not be exchanged between rooms.

The website also offers a service for deregistration and re-registration as well as a comprehensive guide with lots of tips on moving house. All services are free of charge.

Parking
Sufficient parking spaces for cars are available at all residential complexes. Use is generally free of charge. Only the Rotenbergstraße student hall of residence charges a parking fee, as there are only eight parking spaces available.

Tutoring programs
The work of the tutors is intended to encourage and promote independent initiative and activity among the residents of the student residences. To this end, the tutors should offer general educational, social, sporting and artistic events and thus create the conditions for a positive community life in the halls of residence. The tasks are shared between the state tutors (financed by the state) and the Studierendenwerk tutors (financed by the Studierendenwerk Saarland AöR).

Subletting
Full or partial subletting is only permitted with the prior written consent of the Studierendenwerk. Subletting is only permitted during the lecture-free period or in exceptional cases, i.e. in particular for internships.

Shared flat for four
Shared flat for four students, i.e. four rooms, each with its own shower and toilet, shared kitchen.

Waiting list
Every applicant must apply online on the homepage of the Studierendenwerk Saarland(www.stw-saarland.de) for the respective halls of residence. Inclusion on the waiting list is based on the date of the application received.

The application is processed free of charge and does not constitute a legal entitlement to a place in a hall of residence. A waiting list is kept to ensure fair admission of applicants. The position on the waiting list is determined according to the receipt of the online application.

Residence places are allocated according to the order of applicants on the waiting list. Every applicant must report back to the Residence Department at least quarterly and continue to communicate their interest in a place in a hall of residence.

Any changes, especially changes of address (post and email) must be communicated to the residence department immediately, otherwise no notification can be made.

Applicants will be removed from the waiting list if they do not / no longer meet the requirements for admission to the hall of residence or the waiting list or if they do not respond to a letter from the Studierendenwerk within the deadline set by the Studierendenwerk.

Washing machine/dryer
Washing machines and dryers are available in each residence, which can be operated with the university card or the corresponding app.

Shared flat
Shared flat for two to three students, three rooms with shared shower, WC and kitchen.

Apartment
Accommodation unit preferably for couples or up to three people, several rooms with equipped kitchen, partially or fully furnished.

Change of residence
A change of residence is possible after the first semester of residence against payment of an administration fee of €15, provided that free accommodation is available.

Period of residence
As there are not enough Studierendenwerk accommodation units available, the period of residence in the halls of residence must be limited. The basic period of residence is six semesters. For degree courses with a state examination, the basic residence period is 8 semesters.

Extension of residence time
Applications for an extension of residence time must be made in writing. Of course, they can only be considered if they are received within the deadline set by the Residence Department.

Payment of rent
Basic rent and flat-rate operating costs are due on the 1st of each month at the latest. The tenant shall issue the Studierendenwerk with a corresponding (SEPA) direct debit authorization.

Two-room apartment
For one or two people, two separate rooms with a shower, WC and mini-kitchen.
